16 Strata Balcony Slab Edge Remediations
Staged remediation of 16 balcony slab edges and soffits across an occupied Chatswood strata apartment building.
Project Overview
This Chatswood strata project involved concrete cancer remediation across 16 balcony slab edges and soffits. Works were delivered balcony-by-balcony to maintain resident access while deteriorated concrete was removed, reinforcement cleaned and treated, and the affected profiles reinstated with compatible repair mortar.
THE PROBLEM
Rust staining, cracking and localised spalling affected slab edges and soffits across 16 strata balconies.
THE REPAIR
Loose concrete was removed, reinforcement cleaned and treated, then slab edges and soffits rebuilt with repair mortar.
THE OUTCOME
All 16 repair areas were reinstated in stages with disruption to residents kept to a minimum.
SITE CONDITIONS
Balcony-by-balcony staging maintained resident access throughout the works.

A Controlled Remedial Process
Each project follows the actual repair requirements, access constraints and site conditions.
Inspection & Defect Mapping
Affected areas were inspected, mapped and confirmed so the repair extent could be planned before breakout.
Controlled Concrete Breakout
Unsound and delaminated concrete was removed back to a sound substrate while surrounding areas were protected.
Reinforcement Treatment
Exposed reinforcement was cleaned, assessed and treated, with replacement or augmentation completed where required.
Structural Reinstatement
Compatible structural repair mortar was placed and finished to reinstate the original concrete profile.
Protective Interfaces
Repair edges, interfaces and exposed surfaces were detailed to suit the surrounding structure and site conditions.
Final Inspection
Completed repair areas were checked for finish, continuity and compliance before the work zone was handed back.
