32-Unit Strata Building Floor & Concrete Remediation
Magnesite Removal, Concrete Grinding, Concrete Cancer Repairs & Floor Levelling remediation delivered at Hornsby, NSW.
Project Overview
This Hornsby, NSW project involved magnesite Removal, Concrete Grinding, Concrete Cancer Repairs & Floor Levelling. Works were delivered under 32 Units — Staged Multi-Service Remediation conditions, with the repair programme focused on safe access, reinforcement treatment and durable concrete reinstatement.
THE PROBLEM
A 1980s residential strata complex comprising 32 individual units required major floor remediation as part of an internal refurbishment programme. Existing magnesite flooring had deteriorated across multiple apartments, with uneven concrete substrates, cracking and localised concrete cancer identified once the original flooring was removed.
THE REPAIR
Existing magnesite was removed throughout the affected units before the concrete slabs were ground using specialised dust-free concrete grinders. Concrete cancer was then broken out, corroded reinforcement was treated, reinforcement bars were replaced where they could not be effectively treated, and damaged areas were reinstated with structural repair mortar. The floors were then levelled to provide a consistent substrate ready for new flooring.
THE OUTCOME
The project delivered 32 repaired and levelled apartment floor substrates, with deteriorated magnesite removed, defective concrete remediated and floor levels corrected ready for the next stage of the building refurbishment.
SITE CONDITIONS
Works were completed progressively throughout an occupied multi-storey strata building, requiring careful staging between units, controlled access, dust management and coordination with residents and other contractors.
A Controlled Remedial Process
Each project follows the actual repair requirements, access constraints and site conditions.
Inspection & Defect Mapping
Affected areas were inspected, mapped and confirmed so the repair extent could be planned before breakout.
Controlled Concrete Breakout
Unsound and delaminated concrete was removed back to a sound substrate while surrounding areas were protected.
Reinforcement Treatment
Exposed reinforcement was cleaned, assessed and treated, with replacement or augmentation completed where required.
Structural Reinstatement
Compatible structural repair mortar was placed and finished to reinstate the original concrete profile.
Protective Interfaces
Repair edges, interfaces and exposed surfaces were detailed to suit the surrounding structure and site conditions.
Final Inspection
Completed repair areas were checked for finish, continuity and compliance before the work zone was handed back.
