UNDERSTAND YOUR
INSPECTION SCOPE

Know what a standard visual inspection covers and when further assessment may be needed.

STANDARD VISUAL INSPECTION

  • Accessible visible concrete

Assessment of areas that can be safely accessed and viewed.

  • Visible signs of deterioration

Identification of cracking, spalling, rust staining and exposed reinforcement.

  • Practical next steps

Advice on repair options and whether further investigation is needed.

FURTHER ASSESSMENT WHEN NEEDED

  • Concealed or inaccessible areas

Additional access or investigation may be required.

  • Specialist testing or opening-up

Further investigation may help establish the extent or cause of deterioration.

  • Formal engineering assessment

Structural engineering input may be recommended for particular concerns.

Additional assessment and access requirements are discussed and quoted separately. A visual inspection does not certify structural adequacy.

WHY EARLY
INSPECTION MATTERS

Concrete deterioration can continue beneath the visible surface. Identifying the problem early can help establish the cause, determine the extent of deterioration and reduce the likelihood of more extensive repairs later.

IDENTIFY DAMAGE EARLY

Catch deterioration before it significantly affects concrete cover and reinforcement.

UNDERSTAND THE CAUSE

Determine whether corrosion, water ingress or another defect is contributing.

PLAN THE RIGHT REPAIR

Establish an appropriate remediation strategy instead of treating only the visible symptoms.

COMMON SIGNS OF CONCRETE CANCER

RUST STAINING

Brown or orange staining from reinforcement corrosion.

CRACKING

Cracks that may allow moisture ingress and lead to further damage.

DELAMINATION

Hollow or broken concrete due to internal deterioration.

SPALLING & EXPOSED STEEL

Loss of concrete cover with visible reinforcement.

QUESTIONS BEFORE
YOU BOOK?

A few practical answers before arranging your inspection.

Prefer to speak with us?

Call or text 0424 408 330.

Do I have to proceed with the repairs?

No. The inspection helps you understand the next steps; you can decide whether to accept the repair quotation.

Can I send photos before arranging a visit?

Yes. You can attach photos and any existing reports to your inspection request. Include a wider view and close-ups of visible damage where it is safe to do so. Photos help us plan the visit, but do not replace an on-site assessment.

What if the damage is difficult to access?

Tell us where the damage is and about any access restrictions when you enquire. We can discuss the access arrangements required and confirm any additional charges before booking. Only photograph areas you can reach safely.

Will I need an engineer or additional testing?

That depends on the visible condition and the concerns identified. We will explain if specialist testing, further investigation or engineering input is recommended. These services are separate from the standard visual inspection and are quoted separately.

Do I need to be at the property?

Let us know who can provide access and point out the affected areas. We can confirm whether you, a building manager or another authorised site contact needs to attend when arranging the visit.

How long does the inspection usually take?

The time needed depends on the number of affected areas, the size of the property and access. Share those details when you enquire so we can confirm the expected time for your visit.

When will I receive the inspection findings?

We can confirm the expected timing when arranging your inspection. The scope of the findings and any repair quotation may depend on access, the extent of deterioration and whether further investigation is required.
