Concrete Cancer Repairs – Major Shopping Centre Car Park Remediation

Problem:
Widespread concrete cancer, rust staining and localised spalling were identified throughout several levels of an operational shopping centre car park. Deterioration affected suspended slab soffits, reinforced concrete beams and columns positioned above active vehicle and pedestrian areas.

Scope Of Work:
The project was delivered in controlled stages using exclusion zones, traffic management and after-hours work to maintain shopping centre operations. Unsound concrete was removed, affected reinforcement was exposed and treated, and damaged structural profiles were reinstated using compatible concrete repair systems. Associated joint, coating and waterproofing repairs were completed where included in the project scope.

Outcome:
The identified repair areas were remediated and reopened progressively, allowing the car park and retail centre to remain operational throughout the works. The staged program improved the condition of the affected concrete while minimising disruption to customers, tenants and centre management.
