Problem:
Cracking, rust staining and localised concrete spalling had developed across the underside of the apartment podium, supporting columns and reinforced concrete beam edges. The building’s coastal location and continued exposure to moisture had contributed to reinforcement corrosion, causing sections of the concrete cover to delaminate and loosen above shared access and parking areas.

Scope Of Work:
Controlled work zones were established before loose and unsound concrete was removed from the affected podium soffits, columns and beams. Corroded reinforcement was exposed, mechanically cleaned and treated before the damaged structural profiles were reinstated using compatible concrete repair mortars. Associated cracks, joints and nominated protective-coating areas were also repaired.

Outcome:
The affected reinforcement was treated and the deteriorated podium, column and beam sections were reinstated. Repairs were completed progressively to maintain safe access around the occupied property and minimise disruption to residents and shared building areas.
