Application of a waterproof membrane to an external concrete surface.

Leaking Balcony:What Needs Repair?

A leak beneath a balcony can involve membranes, joints, drainage, cracks or several defects together. Find the water path and assess the concrete before choosing the repair.

  • Trace The Leak

Investigate where water enters and travels.

  • Inspect The Concrete

Check the slab and underside as well as the tiles.

  • Coordinate The Trades

Connect concrete repairs with waterproofing work.

One Symptom,Several Possible Causes

A stain on the ceiling below a balcony shows where water becomes visible. It does not necessarily mark the point where water entered. The investigation may need to consider the balcony surface, thresholds, wall junctions, outlets and penetrations.

Visible tiles and grout form only part of the balcony build-up. Depending on the construction, the membrane, drainage falls and junction details may be hidden below or behind the finish. Replacing grout without understanding the water path can leave the problem unresolved.

Concrete damage may be present at the same time. Rust staining, spalling or exposed reinforcement needs assessment in its own right. Sealing the top surface does not restore damaged concrete or lost steel section.

Inspect Above And Below

Arrange access to the balcony and, where necessary, the area underneath. Share when the leak occurs: during rain, after cleaning or even in dry weather. That history helps decide which tests or other trades may be needed.

Waterproofing repairs and concrete repairs should be coordinated when the defects overlap. The scope needs to explain the sequence and who is responsible for the interfaces between systems.

Signs That NeedCloser Attention

A persistent leak deserves investigation even when the surface looks intact. If the underside also shows rust marks or concrete breaking away, tell the inspector before the visit so access and safety arrangements can be planned.

  • Repeated Leaks After Rain

  • Ponding Or Failed Junctions

  • Rust Staining Or Spalled Concrete

Do not conduct a DIY flood test on a suspect balcony. Testing needs to suit the building and avoid worsening damage below. Keep people clear of loose overhead material and arrange prompt assessment if it is detaching.

Waterproofing Scope

Where the concrete is suitable, the work may address the membrane, junctions, drainage and finishes. The required extent depends on the findings and whether a reliable connection to the retained system can be achieved.

Combined Repair Scope

Where concrete has deteriorated, the scope may include removal of finishes, concrete remediation and subsequent waterproofing reinstatement. Confirm substrate preparation, curing and compatibility before the next trade covers the repair.

Plan A Connected Repair

  1. Gather Evidence

Record leak timing, previous repairs and affected rooms or balconies.

  2. Investigate

Inspect relevant surfaces and select controlled testing where appropriate.

  3. Define Interfaces

Agree the concrete, waterproofing and finishing responsibilities in writing.

  4. Check & Handover

Complete the specified inspections and retain records before finishes conceal work.

After TheBalcony Repair

Ask for maintenance instructions suited to the installed system. Keep the handover records available for future contractors so later work does not inadvertently compromise waterproofing details.

  • Maintain Drainage

Keep outlets clear and report persistent ponding.

  • Protect Details

Check before fixing furniture, screens or new items through surfaces.

  • Record Changes

Report recurring leaks, cracks or damaged seals for assessment.

What Changes Balcony Repair Costs?

  • Access

Height, underside access and occupied areas affect delivery.

  • Removal

Tiles, screeds and existing membranes may need to be removed.

  • Concrete Condition

Concealed deterioration can expand the repair requirements.

  • Reinstatement

Membranes, junction details, drainage and finishes all need allowances.

Need Help WithA Leaking Balcony?

Send photos of the balcony and affected area below. We can discuss the information and access needed to investigate both water entry and concrete condition.

  • Leak Pattern

Explain when the leak appears and whether it follows rain.

  • Both Surfaces

Include balcony, threshold, outlet and underside photographs.

  • Repair History

Share previous waterproofing or concrete repair reports.
