Heritage Concrete Cancer Repairs

Project Overview

This structural heritage repair programme addressed deteriorated reinforced concrete within an older building where the repair approach had to protect adjoining fabric as well as restore damaged structural sections. Temporary propping and small controlled breakout zones were used around selected beams, columns, lintels and soffits. Reinforcement condition was assessed after exposure, with local replacement completed where specified before the concrete profiles were rebuilt.

ACCESSRestricted internal access, retained finishes and the need for temporary support required short work fronts, careful material handling and coordinated inspection hold points.

THE PROBLEM

Concrete cover loss, cracking and corrosion affected structural beams, columns, lintels and soffit zones within an older heritage building.

THE REPAIR

Temporary support was installed where required before controlled breakout, reinforcement cleaning and local steel replacement, followed by structural mortar reinstatement to the original member profiles.

THE OUTCOME

The nominated structural elements were repaired and re-profiled while surrounding heritage finishes and occupied areas were protected throughout the works.

SITE CONDITIONS

Restricted internal access, retained finishes and the need for temporary support required short work fronts, careful material handling and coordinated inspection hold points.

Project Scope

The repair package was divided into practical work fronts so each defect type could be treated with the appropriate method and access controls.

Temporary Support

Install local propping or support where required before opening deteriorated structural sections.

Structural Breakout

Remove unsound concrete in controlled limits around beams, columns, lintels and soffits.

Steel Repair

Clean and assess reinforcement, completing local replacement or supplementary steel where specified.

Section Reinstatement

Rebuild structural profiles with compatible repair mortar and finish around retained heritage fabric.

Structural Heritage Repair Process

Inspection and hold points were built into the sequence so exposed reinforcement and structural conditions could be reviewed before reinstatement.

01

Survey & Engineering Review

Confirm the affected structural members, repair extents and any temporary support requirements.

02

Protection & Propping

Protect adjacent finishes and install the approved temporary support before breakout begins.

03

Controlled Concrete Removal

Open the damaged sections to sound material while maintaining the nominated repair geometry.

04

Reinforcement Assessment

Clean and measure exposed steel, then complete approved repairs or local replacement where required.

05

Structural Reinstatement

Apply the specified repair system in layers and rebuild the original member profile.

06

Curing & Handover

Cure, finish and inspect the repaired sections before removing temporary controls and supports.
