Basement & Car Park Crack Injection Repairs
Walls, suspended slabs & construction joints — Parramatta, NSW.
Project Overview
THE PROBLEM
A network of structural and water-bearing cracks affected basement walls, suspended slabs and construction joints across two active parking levels.
THE REPAIR
Cracks were mapped and classified before targeted epoxy injection, polyurethane injection to active leaks, local routing and sealing, and selected crack stitching where movement and width required additional restraint.
THE OUTCOME
The nominated crack network was stabilised and sealed, active water paths were reduced, and repaired areas were returned to service progressively without closing the entire car park.
SITE CONDITIONS
Vehicle access, low headroom, live drainage points and occupied commercial areas required night works, isolated repair zones, dust control and progressive reopening.
Project Scope
The repair package was divided into practical work fronts so each defect type could be treated with the appropriate method and access controls.
Crack Mapping & Classification
Document crack width, location, movement indicators and water activity before selecting the repair method.
Epoxy Injection
Pressure-inject dry structural cracks to restore continuity through the nominated concrete sections.
Water-Leak Injection
Use polyurethane resin at active water-bearing cracks and joints where a flexible sealing response is required.
Local Stitching & Sealing
Install selected crack-stitching bars and complete local routing or sealing where the assessed detail calls for it.
Before & During Repairs
Basement Crack Repair Process
Repair methods were selected crack by crack rather than applying one treatment across the entire structure.
Inspection & Defect Mapping
Survey the basement and car park, mark crack runs, record widths and identify active water entry points.
Access & Traffic Staging
Set out work zones, redirect vehicles and protect adjoining occupied areas before repair preparation begins.
Crack Preparation
Clean the crack line, prepare injection ports or routed sections, and seal surfaces as required for the selected system.
Resin Injection
Inject epoxy or polyurethane under controlled pressure, monitoring resin travel and adjacent ports during the operation.
Stitching & Local Repairs
Complete specified stitching, patching and joint repairs at areas requiring additional mechanical or surface treatment.
Finishing & Reopening
Remove temporary ports where required, make good repair zones and progressively return completed areas to service.
