Balcony & Façade Crack Repair Programme

Balcony edges, façade bands & external wall cracks — Bondi Junction, NSW.

Concrete Crack Repairs

Project Overview

This Bondi Junction façade programme combined concrete crack repair with localised concrete remediation around balcony edges and external wall bands. Each defect was assessed before treatment so stable cracks, water-bearing cracks and areas associated with reinforcement corrosion could be handled differently. Rope-access crews worked elevation by elevation, allowing the building to remain occupied while repair zones were isolated below.

REPAIR SCOPEBalcony edges, façade bands & external wall cracks
ACCESSOccupied strata conditions, pedestrian areas below and changing façade access points required daily exclusion zones, resident notices and careful sequencing between elevations.

THE PROBLEM

Cracking and localised concrete deterioration were present across balcony edges, façade bands and external wall sections on multiple elevations.

THE REPAIR

The programme combined crack injection, routing and sealing, local concrete breakout, reinforcement treatment and repair-mortar reinstatement, with access completed from ropes and temporary work platforms.

THE OUTCOME

Crack repairs and local concrete reinstatement were completed across the nominated elevations, with balcony access returned progressively as each work zone was finished and inspected.

SITE CONDITIONS

Occupied strata conditions, pedestrian areas below and changing façade access points required daily exclusion zones, resident notices and careful sequencing between elevations.

Project Scope

The repair package was divided into practical work fronts so each defect type could be treated with the appropriate method and access controls.

Balcony Edge Cracks

Treat cracks around exposed slab edges and balcony returns while checking for connected spalling or corrosion.

Façade Band Repairs

Repair cracks through external concrete bands and locally reinstate deteriorated concrete where required.

Rope-Access Delivery

Reach upper-level repair areas without large scaffold runs, using controlled exclusion zones at ground level.

Weatherproof Finishing

Seal completed crack repairs and reinstate local surfaces ready for the nominated protective or coating system.

Façade Crack Repair Process

The repair sequence was repeated elevation by elevation so resident access and ground-level safety controls could be maintained.

01

Façade Survey

Map cracks, spalls and areas of rust staining from balconies and rope-access inspection positions.

02

Access & Exclusion Setup

Establish rope systems, drop zones and resident controls for the active elevation.

03

Crack Preparation

Prepare injection points, routed sections and local breakout areas according to the assessed defect.

04

Injection & Concrete Repair

Complete resin injection and local reinforcement treatment before reinstating damaged concrete profiles.

05

Surface Finishing

Make good repaired areas and prepare them for compatible protective finishes where included in the scope.

06

Elevation Sign-Off

Inspect the completed work zone, remove controls and move the repair sequence to the next elevation.
