Living At HomeDuring Concrete Repairs

Sometimes an apartment can remain occupied during staged concrete repairs. The decision depends on safe access, the work area, dust controls, essential services and the condition of the building.

  • Get A Site-Specific Answer

Confirm which areas can safely remain occupied.

  • Plan Daily Disruption

Understand noise, access and service interruptions.

  • Agree The Updates

Know who communicates changes to residents.

Occupation DependsOn The Work Plan

External balcony repairs can create a different living situation from extensive work inside an apartment. Even when residents remain in the building, a balcony, room, entrance or parking area may be unavailable for part of the programme.

Ask for a clear distinction between areas that can be occupied and areas that must remain closed. The answer should reflect the assessment, work method, access and protective arrangements. Do not assume a resident’s apartment is suitable to occupy simply because another apartment is.

If work affects safe escape routes, essential facilities or the ability to keep residents separated from hazards, temporary relocation may need to be considered. Discuss those constraints before agreeing the start date, with the owner, strata manager and relevant project professionals.

Plan For The Disruption You Can Predict

Concrete removal, drilling and grinding can be noisy and generate hazardous dust. The contractor needs suitable controls; an open window or ordinary household cleaning is not a substitute for a planned dust-management approach.

Residents should know working hours, restricted routes, expected noisy stages and how urgent changes will be communicated. Share household access needs early, including mobility requirements, work-from-home arrangements, children and pets.

Our Bondi Junction project case study provides one documented example of an occupied-building programme.

When RelocationMay Need Discussion

Extensive internal work, loss of essential rooms or an inability to maintain safe separation can make staying impractical. The project team should explain the reason and likely period of any restriction rather than offering a blanket answer for every resident.

  • Major Work Inside The Apartment

  • Restricted Escape Or Essential Facilities

  • Controls That Cannot Support Occupation

Any structural concern needs the appropriate professional assessment. Follow issued restrictions and do not cross barriers to retrieve belongings. Raise unresolved access or dust concerns with the site contact and building management promptly.

Two CommonOccupation Arrangements

Stay With Restrictions

Some programmes allow occupation while repairs progress in separate areas. Residents may lose balcony use, parking or particular access routes temporarily. The arrangement needs clear boundaries, reliable communication and an agreed response if conditions change.

Temporary Relocation

Other scopes require residents to leave affected areas or apartments for specific stages. Confirm dates, access to belongings, return conditions and who will coordinate changes. Accommodation and cost responsibilities should be resolved with the relevant parties, not assumed.

Prepare Before Work Starts

  1. Review The Programme

Identify the areas affected and expected disruptive stages.

  2. Agree Access

Confirm appointments, key arrangements, routes and resident requirements.

  3. Prepare The Apartment

Follow instructions for clearing balconies, protecting belongings and securing pets.

  4. Keep In Contact

Use the nominated project contact for updates and report changes promptly.

During AndAfter The Work

A programme can change when hidden deterioration is exposed or weather affects external work. Ask for updated information when the impact on your apartment changes, especially if a restriction lasts longer than expected.

  • Follow Notices

Respect current barriers, access times and work-area restrictions.

  • Raise Concerns

Report unexpected dust, damage, leaks or access problems promptly.

  • Confirm Return

Wait for the agreed handover before reusing affected areas.

What Influences The Level Of Disruption?

  • Work Location

Internal rooms and shared routes can have a direct daily impact.

  • Repair Extent

Larger or deeper repairs may require more intensive work stages.

  • Access Method

Scaffolding, platforms and deliveries affect the surrounding building.

  • Curing & Weather

Material requirements and conditions can affect reopening dates.

Planning RepairsIn An Occupied Building?

Tell us how the property is used and what access must be maintained. We can discuss the information needed to plan concrete repairs around an occupied site.

  • Building Layout

Identify the apartments, balconies and common areas affected.

  • Resident Needs

Raise access, essential-service and scheduling constraints early.

  • Existing Programme

Share the proposed scope and any current project notices.
